An Equipment List that identifies the subject property. The more detailed the list, the better!
A desktop appraisal does not include a physical inspection of the subject property, and relies completely on the availability of a reliable equipment list. Desktop appraisals are sometimes, but not always, less expensive than a full appraisal with inspection. The amount of research necessary to complete a desktop appraisal is equal to or greater than the amount required for a full appraisal. If equipment lists are missing key descriptive information, or if multiple lists call for time-consuming reconciliation, it’s probably better to conduct an inspection.
