Our fee proposals take into consideration several factors, including:

• Time spent in the field inspecting, cataloging, and photographing the subject property.
• Time conducting market research and developing conclusions of value.
• Time compiling and reviewing the appraisal report.

An Equipment List that identifies the subject property. The more detailed the list, the better!

• If an inspection is needed, we need to know the locations of the equipment. Arrangements will need to be made to conduct the inspection.
• If the appraisal will be conducted on a ‘desktop’ basis, (no physical inspection) the Equipment List must include at minimum the Make, Model, Age, and Serial / VIN Number of each piece of equipment to be appraised. Additional information such as capacities, accessories, attachments, rebuilds, etc. is also helpful.

A desktop appraisal does not include a physical inspection of the subject property, and relies completely on the availability of a reliable equipment list. Desktop appraisals are sometimes, but not always, less expensive than a full appraisal with inspection. The amount of research necessary to complete a desktop appraisal is equal to or greater than the amount required for a full appraisal. If equipment lists are missing key descriptive information, or if multiple lists call for time-consuming reconciliation, it’s probably better to conduct an inspection.
